We buy teardown lots in Scottsdale and Paradise Valley.

Dated homes on large lots in the cactus corridor and the Paradise Valley pockets, bought directly from owners and placed with established luxury builders. A private offer, a clean closing, no listing.

Where

Scottsdale’s cactus corridor east of Scottsdale Rd, south of Thunderbird, in 85254 and 85260 — and the one-acre pockets of Paradise Valley around Mockingbird Lane, Camelback Golf Club, Clearwater Hills and the Camelback Mountain blocks.

What

Single-family homes on roughly 0.65 to 1+ acre lots, typically built before the 1990s. Condition does not matter. Flat lots on quiet interior streets; we pass on hillside, wash and arterial frontage.

Why now

Builders in these pockets are short of buildable dirt. New estates here are listing between roughly $3.25M and $6M, and the land underneath is what they are paying for.

Land value

What builders actually pay for land here.

In the 85254 / 85260 corridor, we are currently seeing builders pay roughly $1.35M to $1.5M for 0.8 to 0.94 acre lots with an older home on them, then finishing specs that list from about $3.25M to $5.95M. Paradise Valley runs higher and varies more by pocket: from roughly $1.1M at the edges where a full acre is not required, to $2M to $4M for a flat acre in the Mockingbird Lane, Camelback Golf Club and Camelback Mountain blocks.

Those are ranges, not quotes. The number for a specific property depends on the lot, the street, what the setbacks allow, and what a builder can list the finished home for. We put a figure in writing after a walk of the land; we do not guess over the phone.

Ranges reflect what we are seeing in these pockets as of August 2026, and they move with the market.

For owners

Why selling directly to a builder often beats listing.

Nothing to fix or stage

The value is in the dirt. A builder is not pricing your kitchen or your roof, so there is no repair list, no staging, no photography and no showings.

No commission on a land sale

Listing a teardown means paying a retail commission on a property whose buyer was always going to be a builder. A direct sale keeps that in the price.

Your timeline

Choose the closing date. If you need time to find the next place, a post-closing occupancy period can be written into the contract.
