For builders, developers & the professionals around them
The land is ours to find.
The house is yours to build.
TerraLux contracts older homes on well-located lots directly from owners, off-market. Everything that happens after that depends on the people on this page.
Never listed
Nothing we contract reaches the MLS. You are not bidding against six other builders on a public listing.
Matched, not blasted
Your buy box is criteria, not a mailing list. Miss your frontage minimum or price band and you never see it.
Kept quiet
We do not circulate your name, your criteria or your price band — including to other builders.
First look, before it is anywhere.
We do not list. Tell us what you build and where, and you hear from us only when something matches.
An owner calls, we walk the lot, we agree terms, and the parcel goes to whichever builder on our list actually wants that street at that number. You are not on a distribution list — you are on a short list of firms whose criteria we hold.
Builders & developers
Lots, and the people around them. Off-market parcels matched to your criteria — plus an introduction to the architect, the lender and the closing attorney we already work with, so you are not assembling a team from scratch on a deal with a clock running.
A real buy box, and a straight yes or no. Tell us the pockets, the frontage minimum, the price band and how fast you close — then answer quickly when we bring one. That is the whole arrangement.
The rest of the table.
A teardown transaction touches more people than a buyer and a seller. Estates need counsel, and someone to empty the house. Builders need financing. Lots need drawings before a permit. Some sellers are genuinely better served by a listing than by us.
Below is exactly what moves in each direction. No fees, no agreements, no exclusivity — just work going to people who do it well.
Attorneys
Closings. Illinois is an attorney-closing state — every property we contract there needs one, and that is a fee on every deal we do.
Executors. When you probate an estate, someone inherits a house they do not want, cannot empty, and often cannot visit. We buy it as it stands, contents included, on their timeline.
Probate, estate and trust counsel especially. We pay your ordinary fees for ordinary work and nothing else — your ethics rules and ours agree on that. Arizona closings run through a title and escrow company instead, so there the exchange runs the other way.
Lenders
Funded loans. Every builder who takes one of our lots needs construction or bridge financing. We introduce you before they go shopping.
Two things. Borrowers sitting on land they have decided not to build on — and a straight answer on which builders are actually buying right now.
Hard money, private and construction lenders. No money moves between us in either direction — we simply use you and pay your ordinary fees, and you think of us. Federal settlement law puts a stop to anything else, and neither of us needs it.
Architects
Work from builders. When a builder takes a lot from us and asks who can draw the house, we give them a name. We would like it to be yours.
The owner who does the math. Someone hires you to design a renovation, sees what it costs, and works out that selling beats building. That owner should meet us.
Straight with you: we are early, and our builder list is still short. That introduction is a promise we intend to keep, not a track record yet.
Agents
Listings we turn down. Plenty of owners who call us belong on the open market. We tell them so, and we would rather hand them to you than leave them stranded.
Two things. The listings that will not move — sat, expired, or an owner who refuses a sign in the yard. And, when you have sold a teardown lot, an introduction to the builder who bought it.
You are paid for it. We agree a figure up front, it is written down, and your brokerage is paid at closing out of our proceeds — never you personally, so nothing about it touches your licence.
We are a principal buyer, not a brokerage — we are not competing with you for a commission. If you have sold a teardown before, you already know a builder we would like to meet.
Estate sale & clean-out companies
Jobs, before anyone else knows there is one. Nearly every estate property we contract needs its contents dealt with. When a family asks us who handles that, we give them your name — and we do not need the house emptied before we close, so you are not working against our clock.
The earliest look there is. You are standing in that house, talking to the family, weeks before anyone considers selling it. If they say they have no idea what to do with the property once it is empty, we would like to be the name you mention.
Estate liquidators, clean-out and haul-away crews, and senior move managers. Same conversation as the probate attorney, different room — and usually earlier.
Nobody buys or sells introductions here. With attorneys, lenders and title companies, no money moves in either direction — ethics rules and federal settlement law both put a stop to it, and we would rather be the firm that knows that. With agents and brokers it is different: bringing us a buyer is work, and work gets paid, properly and through your brokerage.

About a minute. Nothing here is shared, and you only hear from us when a site fits what you describe.
